What did January 2022 look like for real estate? Here are the highlights:
50% UP IN STOUFFVILLE'S AVERAGE SELLING PRICE:
We’re seeing exponential growth in sale prices week-over-week and month-over-month. In Stouffville, TRREB (Toronto Regional Real Estate Board) recorded an average selling price of approx. $1.84M for January 2022, up by 50% compared to approx. $1.22M in January 2021. This is an increase of over $600,000 in one year – quite substantial.
18.2% DROP IN SALES VOLUME:
TRREB reported 5,636 sales during January 2022, down from 6,888 in January 2021. While considering this drop, sales remained substantial as January 2022 achieved a historical second-best high for its month. According to TRREB, average sales prices are anticipated to climb by 12% throughout the year.
LOW INVENTORY VS HIGH DEMAND:
Listings continue to remain in short supply, leading to exponential year-over-year price growth in Toronto and surrounding areas. Active listings at the end of January amounted to 4,140, reaching its lowest point in more than 20 years. It’s noteworthy to mention that the Government of Canada continues to fulfill their plan to increase immigration with over 1.2 million people entering the country by the end of 2023. This will most likely further increase the demand for housing and potentially higher selling prices.
BIDDING WARS CONTINUE:
Bidding wars have been the norm over the last few years, however as market conditions tighten, it’s become more difficult for buyers to secure a home on the resale market due to competition. With this, we are seeing the demand for condos increasing and more desirability for pre-construction homes.
With a rapidly rising population, the community of Stouffville is clearly no secret to homebuyers looking for somewhere to live close to the city limits. Home prices here have been some of the fastest rising so buying a home was a good investment years ago and should continue to be in the future.
