OUR 8 STEP BUYING PROCESS

Historically speaking, Ontario’s Real Estate Market has predominantly been a seller’s market. In such a competitive market, it can be tough for a buyer to secure a home. Our team will help you navigate the process and paperwork from start to finish, ensuring a smooth experience with no surprises. We will help you find your ideal property, in the neighbourhood you want, at a price you can afford.

MORTGAGE PRE-APPROVAL

This is a very important first step in your home buying journey and will ensure that you are only looking at houses you can afford.

HOME BUYER CONSULTATION

I We will sit down with you and discuss must haves in your new home. This will help us narrow down homes that will meet your specific criteria.

HOME SEARCH

The Fun Part! A team of two available to show you properties of interest.

OFFER

You found a home you like, and now you need to provide the seller with an offer. Our expertise and industry knowledge can help guide you in this phase of the process. We look at neighbouring comparables, the home’s condition, number of days on the market, list price, broker notes, and the current real estate climate to determine an offer price. In addition, we will include appropriate conditions with your offer to help protect you.

LOAN FINANCING

Typically, you would return to your lender (usually the one who provided you with the pre-approval) and confirm that you still qualify for financing.

INSPECTION

(Optional) A qualified inspector will inspect the property to make you aware of deficiencies that might need repair. They will also provide you with details on possible anticipated costs due to aged utilities, building code issues, health related concerns, etc.

PRIOR TO CLOSING

At this time, your mortgage lender/lawyer will ask for proof of insurance. Make sure that in addition to this, you arrange for utilities like gas, hydro, and water to be set up in your name.

CLOSING & MOVE-IN

Your lawyer will process the paperwork to make sure title on your new home is registered in your name. They also coordinate the transfer of funds between you and the seller. Once the transfer is complete, your lawyer will provide you with the key to your new property. Ready to move into your new home!

We filter through new listings, and send you only what we think will fit your criteria.  Alternatively, we go back – looking at previous listings that have either been terminated or suspended.  Beyond what’s listed on the MLS, we continuously search for new properties that come up on an exclusive platform.  Our access to this platform gives us an opportunity to reach a database that uploads exclusive listings daily from various brokerages.  We do the work, ask the right questions, and negotiate for you.

We will be honest and share our true thoughts with you during our search in the buying process.  We understand the importance of proper guidance when buying a property as it is usually the biggest investment of your life. 


3. WE STRATEGIZE TO WIN


Before submitting an offer, we strategize a negotiation approach. Analyzing the real estate climate is crucial in this phase of the buying process.  Are we in a seller or buyer’s market?  Is the seller holding back offers with the intention of initiating a bidding war?  What are the number of days the home has been on the market?  What is the seller looking to achieve?  These are all factors that play into determining an effective strategy when buying and constructing an offer.
